Design Service Phases

The design scope varies for each project; the list below is an indication of the typical design process, and may vary depending on Project size, complexity and whether your project is Commercial or Residential.

Phase 1: Project Brief Workshop & Report

This stage is an Investigative briefing phase, involving identifying your project’s requirements, site conditions & gathering these findings. For more information click here for Commercial Projects.

Phase 2: Concept Design

This stage involves developing the broad brush-stroke conceptual planning using 3D visualisation tools to communicate the design intent, and select a palette of materials, finishes & furniture for the project.

Services:

  • Attend meeting with client
  • Project workshop with key stakeholders
  • Develop design
  • Schematic illustrations (if required)
  • Furniture, Fixtures & Equipment selection preliminaries
  • Finishes & Colour preliminaries
  • Prepare sample boards
  • Prepare design briefs for consultants
  • Preliminary cost estimate assistance to quantity surveyor (consultant paid for by client)
  • Preliminary consultant briefing
  • Client approval meeting

Phase 3: Design Development

This stage involves further development of the concept design using 3D visualisation tools to communicate the design intent.  We’ll prepare preliminary joinery concepts, identify details, wall, floor and ceiling finishes throughout as well as where the critical details are.

Services:

  • Attend meeting with client
  • Attend meeting with consultants & authorities (if required)
  • Develop the concept design into a final design solution, with drawings & other information
  • Drawing co-ordination across disciplines
  • Schematic illustrations & 3D views of selected Key Areas (if required)
  • Furniture, Fixtures & Equipment scheduling
  • Finishes & Colour scheduling
  • Joinery preliminaries
  • Review the design against preliminary advise from the building surveyor (consultant paid for by client)
  • Updated cost estimate assistance to quantity surveyor (consultant paid for by client)
  • Client approval meeting

Phase 4: Documentation

This stage involves the preparation of architectural and technical drawings & specifications to allow the project to be built.

Services:

  • Attend meeting with client
  • Attend meeting with consultants & authorities (if required)
  • Prepare architectural and technical drawings, including plans, elevations, sections,  details and scheduling
  • Joinery design drawings & detailing
  • Drawing co-ordination across disciplines
  • Prepare the necessary documents for building permit applications (consultant & building permit application paid for by client)
  • Review the design against conditions on the permit from the building surveyor (consultant paid for by client)
  • Updated cost estimate assistance to quantity surveyor (consultant paid for by client)
  • Client approval meeting

Phase 5: Tender Stage Design Services

This stage involves the following services to assist your selected Project Manager (consultant paid for by client)

Services:

  • Submit to building owner for approval (paid for by client)
  • Prepare & issue tender documentation package to Project Manager (consultant paid for by client)
  • Meetings with tenderers on site (if required)
  • Respond to tender queries
  • Assist quantity surveyor (consultant paid for by client)

Phase 6: Construction Stage Design Services

This stage involves the following services to assist your selected Project Manager (consultant paid for by client)

Services:

  • Site inspections
  • Respond to Requests For Information
  • Provide site instructions
  • Review variations
  • Review & approval of materials samples submitted by builder with client
  • Review joinery & signage shop drawings
  • Defects inspection & prepare defects list
  • Attendance at handover
  • Architectural As Built documentation (services As Builts by builder)
